The Smoke and Carbon Monoxide Alarm (England)  Regulations 2015

As of 1st October 2015 the above regulations came in to force and it will be a legal requirement for all rented property to have installed a working smoke alarm on each storey of the property along with a carbon monoxide alarm in any room with a solid fuel burning appliance.

This Regulation will make it law that all rental properties must have

  • Carbon Monoxide detectors/alarms fitted as standard in every room where there is a fuel burning appliance (Gas, Coal, Wood, Liquids of any kind). 
  • Smoke detectors in every level/storey of the property

We are now able to offer the following services to ensure that you will comply with the new Regulation: 

Carbon Monoxide Detectors

Our Gas Engineer can install a CO detector with a seven year battery for the following costs: 

  • £55+vat = £66.00 for the installation of a single Carbon Monoxide Detector
  • £20+vat = £24.00 for the installation of each additional detector required

 Examples:  

If your property has the boiler and the gas hob in the same room you will need a single detector, total charge £66.00

If your property has the boiler in one room and the gas hob in another you will need two detectors, total charge £90.00

  • If your property has the boiler in one room and the gas hob in another  and another open fire appliances (fireplace, gas fire etc…) you will need three detectors, total charge £114.00

  Smoke Detector 

Our engineers can supply and fit a Smoke Detector with a ten year battery as follows : 

  • £75+vat = £90.00 for the installation of a single smoke detector
  • £25+vat = £30.00 for the installation of each additional detector required 

Examples :  

  • If your property’s layout is on a single storey you will need to install only one smoke detector, total charge £90.00 
  • If your property’s layout is on two storeys you will need to install two smoke detectors, total charge £120.00 
  • If your property’s layout is on three storeys you will need to install three smoke detectors, total charge £150.00

 

Regardless of the legal requirements, we believe that the installation of the carbon monoxide and smoke detectors is best safety practice and we will be happy to discuss this regulation along with any other safety issues with you.
